Hosts, listing agents and property managers all run into the same problem with window cleaning: the timing has to bend around someone else’s schedule, not ours. A short-term rental in Pier Bowl turns over on a Saturday whether we’re ready or not, an open house in Talega gets booked two weeks out, and a move-out walkthrough in Forster Ranch happens on whatever day the lease says it happens. We build the job around your date, not a fixed weekly route.

This page covers how we handle vacation rental turnovers, pre-listing cleans for agents and sellers, move-out walkthroughs, and the questions we hear most from hosts and property managers juggling more than one property at a time.

Vacation Rentals

Streaky glass shows up in listing photos and in guest complaints, and neither does a short-term rental any favors. We work around guest turnovers and can email before-and-after photos you can forward to a guest or keep for your own records. For hosts near the coast in North Beach or Pier Bowl, salt film builds up faster than inland properties, so these units often need attention more often than a standard home.

How Far in Advance Should I Book a Rental Turnover Clean?

The earlier the better once you know your calendar, especially around busy weekends when every cleaner and vendor in town is trying to turn properties on the same Saturday morning. If you’re managing several units — say, one in Pier Bowl and another near Dana Point — call and we’ll talk through a schedule that fits your actual turnover pattern rather than guessing at it.

🏠 Pre-Listing

Clean, streak-free glass makes a real difference in listing photos, and it’s one of the first things a buyer notices walking through a hillside home in Marblehead or Rancho San Clemente where the view is half the pitch. We can schedule around your photographer’s visit or an open house date so the home shows at its best when it matters most.

📦 Move-Out

Whether it’s for a security deposit walkthrough or just leaving the place right for the next owner, move-out window cleaning is quoted the same way as any other job — by the property, with a price confirmed before we start. No surprise add-ons once the walkthrough happens.

How a Rental or Listing Job Works

3

Access Confirmed

Lockbox, gate code or HOA details, sorted ahead of time.

4

We Clean, Window by Window

Glass, frames, sills, screens and tracks, start to finish.

5

Photos on Request

Emailed for hosts and agents who aren’t on site.

Do You Work With Property Managers Who Handle Multiple Units?

Yes. If you’re coordinating cleaning crews, landscapers and a window service across a handful of properties, call and describe the setup — we’ll work around your existing schedule rather than asking you to work around ours. This comes up most with owners who have more than one unit near the coast in Pier Bowl or North Beach, where several properties often need attention around the same weekend. Keeping all of them on one consistent schedule, rather than booking each separately, usually saves everyone time.

What If the Property Is Managed Remotely?

A lot of our rental and second-home clients aren’t local, which is exactly why photo confirmation matters. We can email before-and-after photos after the visit, and coordinate access through a lockbox code, a property manager, or a cleaning crew who’s already scheduled to be on site that day. If you’d rather we call or text once the job is finished instead of relying on email, just let us know your preference when you book.

Rentals and Listings We Work With Across San Clemente

Short-term rentals and listings cluster differently by neighborhood.

🏖️ Pier Bowl & North Beach

Heavy concentration of short-term rentals, with the fastest salt film buildup in the city.

🌿 Talega

More pre-listing and move-out work than rentals, often with HOA access requirements.

🏔️ Forster Ranch

Gate codes and multi-story glass come up often on move-out and listing jobs here.

🌊 Marblehead & Rancho San Clemente

Large view glass that photographers specifically request streak-free before a listing shoot.

🏠 Southwest San Clemente

Mixed housing stock, so turnover jobs vary a lot in scope from one property to the next.

📍 Dana Point

Also served for rental turnovers and listings, with similar coastal exposure patterns.

What Makes Rental and Listing Jobs Different

A regular homeowner visit is flexible — if something comes up, we reschedule for the following week without much fallout. A rental turnover or a listing shoot doesn’t have that flexibility. A guest is arriving at a fixed time whether the windows are done or not, and a photographer has a slot booked whether the light is right or not. That’s the main thing we plan around differently: the margin for error is smaller, so access details, timing and backup contacts all get confirmed ahead of time rather than sorted out on the day.

Should I Book Exterior-Only Before a Guest Checks In?

For most turnovers, yes — exterior glass is what guests notice in photos and from inside looking out, and it’s faster to schedule between checkouts. Interior cleaning is worth adding on a less frequent basis, like once a season or before a listing shoot, rather than after every single guest stay. Some hosts add a deeper interior pass right before their busiest season starts, which keeps the unit looking its best through the months when bookings come in fastest.

Getting a Price

Pricing is based on the same factors as any visit — number of windows, access, and condition of the glass — not whether it’s a rental, a listing, or a move-out. Describe the property and your timing when you call and we’ll quote it the same way we’d quote any other home. For typical pricing by home type, see our San Clemente window cleaning pricing guide.
