Window cleaning prices in San Clemente depend on three things: how many windows you have, how many stories the home has, and how much buildup is on the glass. Our minimum visit is $150, and most homes fall into the ranges below. Because every property is different, we confirm the final number with you before any work begins.

This page shows typical prices by home type, explains what is included in a standard visit and what is quoted separately, and walks through how we put a price together. If you’d rather skip ahead, one phone call gets you a real range for your home.

Typical Window Cleaning Prices by Home Type

These are typical ranges for exterior cleaning, with screens, tracks and sills included. Our minimum visit is $150.

Typical window cleaning prices by home type
Home typeTypical price
Condo or single-story home$180 to $250
Two-story home$250 to $350
Hillside or ocean-view home with large glass$300 to $450
Hard water treatment (add-on)Quoted per job

Skylights, glass railings and screen repair are quoted separately, since not every home has them. We confirm the final number with you before we start, so the price you hear on the phone is the price we plan around.

What’s Included in Every Visit

A standard visit covers more than the glass itself. Here is what is included by default and what is quoted as its own line.

What Affects Your Window Cleaning Price?

Six things decide your number. We walk through each one on the phone so nothing surprises you later.

Number of Windows

More glass means more time. We price by the job rather than by the pane, so a rough count is usually enough to start the conversation.

Stories and Access

Two-story and hillside homes take longer because of ladder or water-fed pole setup. We account for that when we quote, not afterward.

Buildup on the Glass

Light dust is quick. Salt film, hard water rings or construction residue take more time and are sometimes quoted as a separate line.

Inside, Outside or Both

Exterior and interior work are priced separately because interior cleaning takes extra time to protect floors and furniture.

Extras You Choose

Skylights, glass railings and rescreening are priced on their own, so you only pay for what your home actually needs.

Access and Timing

Gated communities, tight rental turnovers and open-house deadlines can change how a visit is scheduled, and we plan that into the range.

Add-On Services and How They’re Priced

Hard Water and Salt Film Treatment

Ocean air and sprinkler overspray leave deposits that a normal wash will not lift. We test a small corner first, then quote treatment as its own line, because the amount of buildup varies so much from window to window. You can read more on our hard water and salt film removal page.

Interior Cleaning

Interior glass is priced as a separate line item. It takes extra time to protect floors, furniture and window coverings, and not every visit needs it. Many homeowners book exterior cleaning more often and add interior once or twice a year.

Skylights and Glass Railings

Overhead glass and view railings need different access and sometimes a different treatment, so they are quoted separately once we know the pitch, height and condition. See our skylights, deck glass and glass railings page for details.

Screen Repair and Rescreening

Washing and rehanging screens is part of every standard visit. If a screen is torn or worn out, rescreening replaces the mesh in the existing frame and is quoted separately, since it is a repair rather than a wash. Details are on our screens, tracks and rescreening page.

Typical Visit Examples

These examples show how the ranges above play out. They are illustrations, not quotes, and your own price is confirmed before we start.

Two-Bedroom Condo

Exterior glass with screens, tracks and sills. Typically $180 to $250, with interior cleaning added as a separate line if you want it.

Two-Story Family Home

A typical Talega or Southwest San Clemente home with exterior glass, screens and tracks. Typically $250 to $350 before any add-ons.

Hillside Ocean-View Home

Large sliding doors and tall glass in Marblehead or Rancho San Clemente. Typically $300 to $450, with hard water treatment or interior cleaning quoted separately if needed.

Why Does Window Cleaning Cost What It Does?

The price covers professional equipment, tools, travel and the skill to clean glass without streaks or damage. Harder access, such as height, gated entry or limited parking on hillside properties, adds time, and that is reflected in the price. We explain the access factors on the phone so there is no surprise on the day.

Do You Charge by the Window or by the Job?

By the job. Many window cleaners price by the pane or by the hour. We quote a flat price agreed before we start, and we adjust it only if what we find on site is genuinely different from what was described on the phone. If that happens, we explain it before any extra work begins.

Is There a Charge for a Quote?

No. Getting a price over the phone costs nothing and does not commit you to booking. We give you a range right away and confirm the final number before any work starts.

How Are Rentals, Listings and Businesses Priced?

Pricing follows the same factors as any home: number of windows, access and condition of the glass. For vacation rentals, pre-listing and move-out cleans we schedule around your dates and quote the property the same way. For storefronts and offices we price by glass size, access and how often you want service, and recurring plans carry no long-term contract.

How Price Varies Across San Clemente

The same visit can price differently depending on the home and the neighborhood.

🏖️ Pier Bowl & North Beach

Salt film builds fastest here, so treatment may be quoted as its own line on ocean-facing glass.

🌿 Talega

Mostly newer two-story homes with sprinkler spotting on ground-floor glass.

🏔️ Forster Ranch

Hillside access can add setup time, which we include in your range.

🌊 Marblehead & Rancho San Clemente

Large view glass and sliding doors usually sit in the upper range.

🏠 Southwest San Clemente

Mixed home ages, so the range depends on size, stories and glass condition.

📍 Dana Point

Priced the same way as nearby San Clemente homes, with coastal buildup in mind.

Ways to Keep Your Window Cleaning Costs Down

A few simple habits keep visits quick and prices at the lower end of your range.

Don’t Wait on Buildup

Fresh salt film and hard water spots lift easily. Spots left for a year or more can etch into the glass and cost more to treat.

Redirect Sprinklers

If a sprinkler hits the same window every cycle, adjusting it prevents most hard water spotting between visits.

Tell Us About Access Up Front

Gate codes, pets and locked side yards sorted ahead of time keep the visit short.

Group Visits

Several windows, units or properties on one visit day is usually more efficient than booking each separately.
