New-build glass in Talega and remodeled windows in older Pier Bowl and North Beach homes have one thing in common after the crew leaves: residue that a normal wash wasn’t built to handle. Paint overspray, dried stucco splatter, caulk smears and sticker adhesive all bond to glass differently than everyday dirt, and scraping at it the wrong way can scratch a brand-new window just as easily as an old one.

This page covers the kinds of residue we deal with most, how we remove it without damaging the glass, when post-construction cleaning should happen in your project timeline, and the questions we hear most from homeowners and contractors.

Why Post-Construction Glass Needs a Different Approach

A standard visit assumes the glass is dirty, not that it has foreign material bonded to the surface. Paint, stucco and adhesive sit on top of the glass rather than just soiling it, and removing them safely takes a scraper technique and the right blade angle — done wrong, it leaves fine scratches that are permanent and far more noticeable than the residue ever was. We treat post-construction cleaning as its own category of work rather than an aggressive version of a normal wash.

Common Residue We Deal With

🎨 Paint Overspray

Fine paint droplets from spraying siding or trim nearby. Softened and lifted with a scraper technique, not scrubbed at with a cloth.

🏗️ Stucco & Concrete Dust

Dried splatter that’s often gritty and can scratch glass if wiped with the wrong material. Softened before removal.

🏷️ Tape & Adhesive Residue

Sticker labels and protective tape left on new glass, which leave a gummy film that a standard squeegee won’t fully lift.

Can Construction Debris Scratch or Damage Glass?

It can, mostly from how it’s removed rather than the material itself. Dragging a dry cloth over gritty stucco dust, or scraping at dried paint with the wrong angle, is what actually causes scratches — not the residue sitting there before we arrive. We test the glass and soften stubborn residue before using a scraper, which is the same test-before-treat approach we use for hard water and salt film.

When Should Post-Construction Cleaning Happen?

Ideally after the messiest trades — painting, stucco, drywall sanding — have finished, but before final walkthrough or move-in. Cleaning too early means redoing it after more dust settles; cleaning too late means residue has had more time to bond to the glass. If you’re coordinating a remodel or new build, loop us in once you have a rough finish date and we’ll plan around it.

How We Handle a Post-Construction Job

1

Describe the Project

New build, remodel, or addition, and what trades were involved.

2

We Inspect the Glass

Checking what type of residue is present on site.

3

Soften Before Scraping

Stubborn residue is softened first to avoid scratching.

4

Remove & Wash

Scraper for bonded residue, then a standard wash to finish.

5

Final Walkthrough

Pane by pane, so nothing gets missed before you move in.

Will Post-Construction Cleaning Remove Scratches Already in the Glass?

No — a scratch is physical damage to the glass surface, and no cleaning process removes it. If we find existing scratches during the job, we’ll point them out so you can raise it with the installer or builder while it’s still fresh, rather than assuming it happened during our visit. Documenting it early makes any warranty conversation with the installer much simpler than trying to sort it out months later.

Do You Clean Window Frames and Tracks Too After Construction?

Yes, frames and tracks usually need attention after a remodel since construction dust settles into every gap. That’s included as part of a standard post-construction visit, alongside the glass itself.

Where Post-Construction Jobs Come Up Most

New builds and remodels cluster in different parts of the city.

🏖️ Pier Bowl & North Beach

Older homes here see more remodel and window-replacement work than new builds.

🌿 Talega

The most new-construction activity in the city, with ongoing phases of home building.

🏔️ Forster Ranch

A mix of remodels and additions on established hillside lots.

🌊 Marblehead & Rancho San Clemente

Large-glass remodels where post-construction detail work really shows on big panes.

🏠 Southwest San Clemente

Mixed home ages, so project type varies from small remodels to full rebuilds.

📍 Dana Point

Also served for post-construction cleaning on new builds and remodels.

Why Fresh Paint Overspray Is Easier to Remove Than Old Overspray

Paint that’s days old is still soft enough to lift with a scraper and some patience. Give it a few months of sun exposure, and it cures harder and bonds more tightly to the glass surface, which means more time and a more careful approach to remove safely without scratching. This is part of why we recommend getting post-construction cleaning done relatively soon after the messiest trades finish, rather than letting it sit through a full season. A quick call once the dusty trades wrap up is usually enough to get the timing right.

Do New Windows Need Special Care Compared to Older Glass?

Not dramatically, but newer Low-E and coated glass is worth mentioning when you call, since some coatings respond differently to aggressive scraping than older uncoated glass does. We adjust our approach based on what the window actually is rather than treating every pane the same way. The same goes for tinted and tempered glass, both of which hold up fine to standard post-construction methods once we know what we are working with ahead of time.

Getting a Price

Post-construction cleaning is priced based on the number of windows and how much residue is actually on the glass, since a light dust job and a heavy overspray job take very different amounts of time. Describe the project when you call and we’ll give you a realistic range, with the final number confirmed once we’ve seen the glass.
